In November 2008, the WAPC asked for comment on three options for the future redevelopment of properties surrounding the intersection of East Parade and Guildford Road, Mount Lawley.
Broadly, the submissions focused on potential traffic congestion, suitability of on-street parking, tree retention, opportunities for retailing and building form. Summary of the submissions.
The comments and suggestions received have been reported to the Executive, Finance and Property Committee. The committee resolved to note the comments and suggestions received and has requested that DPI assist it to further develop option 3, taking into account the comments received, and to undertake additional feasibility analysis.
Option 3 essentially features approximately 200 dwellings, 3 to 4 storey maximum building height, pocket parks, rear laneway access and best practice sustainability principles.
The more detailed work will include traffic, parking, pedestrian assessments and tree retention, among other things. This will include ongoing liaison with the Town of Vincent and the City of Bayswater.
Once a further level of work for option 3 has been undertaken, the WAPC intends to seek an amendment to the Town of Vincent's local planning scheme to facilitate the redevelopment. Should the council initiate such an amendment, then there will be further opportunities for community input including a 42 day public exhibition period.
The three design options, advertised in 2008, for the future redevelopment of properties surrounding the intersection of East Parade and Guildford Road, Mt Lawley included:
- A mixture of dwelling types and sizes within a built form which varies in height from 2 to 4 storeys.
- A continuous landscaped footpath environment along Guildford Road and East Parade.
- A widened lane along the rear of the site for most of its length with delineated pedestrian and motor vehicle zones.
- New small parks running between Guildford Road and the lane environments.
- The protection and enhancement of natural water systems and integration of stormwater treatment into the landscape design.
- Limited commercial/retail or home office frontage at ground floor level adjacent to the main road junctions at Guildford Road and East Parade.
