The WAPC is seeking comment on three options for the future redevelopment of properties surrounding the intersection of East Parade and Guildford Road, Mt Lawley.
The three design options being considered intend to create high quality built form and public space outcomes. The designs include:
- A mixture of dwelling types and sizes within a built form which varies in height from 2 to 4 storeys.
- A continuous landscaped footpath environment along Guildford Road and East Parade.
- A widened lane along the rear of the site for most of its length with delineated pedestrian and motor vehicle zones.
- New small parks running between Guildford Road and the lane environments.
- The protection and enhancement of natural water systems and integration of stormwater treatment into the landscape design.
- Limited commercial/retail or home office frontage at ground floor level adjacent to the main road junctions at Guildford Road and East Parade.
The WAPC considers this as a prime opportunity to demonstrate effective transit oriented development, incorporating innovative solutions for energy, noise and water efficiency, and an opportunity to provide for a variety of well designed dwellings and other premises to meet the future demands of the locality.
Information is currently on display until Monday 17 November 2008 at the Town of Vincent library, Loftus Centre, corner Loftus and Vincent Streets, Leederville. The library is open:
• Monday, Wednesday, Friday 9 am - 6 pm
• Tuesday, Thursday 9 am - 8 pm
• Saturday 9 am - 1pm
• Sunday 1 pm - 5 pm.
After community suggestions have been considered further design work will be undertaken and a proposal submitted to the Town of Vincent for its formal consideration. This process will involve further consultation. The concept on display does not have the formal endorsement of the WAPC, Main Roads WA or the Town of Vincent.
The properties have been gradually purchased since the 1960s for the purposes of road upgrading. The land required for that purpose has now been identified by Main Roads WA and the surplus land identified. A decision was taken by the WAPC to assess the viability of developing the surplus land as a unique inner city regeneration scheme based on sustainable urban design.
